Guide to Buying Prefabricated Houses

1. Determining the home model

You can choose a prefabricated house model from our catalog on our website or provide us with a house plan you like and we will prepare a prefabricated house plan for you. The price is determined based on details such as house features, window sizes, number of rooms and roof structure.

2.Signing the contract

Our average price per square meter is 240-260 euros. Installation is included in the price. Without installation, the average price is 200-220 euros. A contract will be signed after the house plan is prepared. The contract can be signed both in our office in Edirne and online. 75% of the amount without installation is paid by bank transfer upon signing the contract. The remaining amount is paid after the house is manufactured in the factory and before it is loaded on the truck. The installation fee is paid during the installation. The average production time in the factory is 15 days.

3. Obtaining permission from the municipality

After signing the contract, you will be provided with a floor plan. You must have the necessary design documents prepared by an architect in your area and obtain permits from the municipality for the construction of the house.

4.foundation

You are responsible for the foundation of your prefabricated house. You must prepare the concrete foundation of your house according to your design.

5.transport

Transport costs are your responsibility. The average transport cost is 2000 euros per truck. This varies depending on the distance traveled. You can arrange your own transport vehicle if you wish, or we can find a truck for you.

6.customs clearance

Customs procedures are your responsibility. We provide all necessary export documents (ATR). An invoice is issued in the name of the payer. 20% VAT is paid according to the invoice amount.

7.Preparation before assembly

After customs procedures, the transport vehicle arrives at your plot of land where the house will be built. The house will be assembled by a professional team. You will need to hire a loader to unload the necessary materials from the truck. Once the materials are unloaded by the assembly team, the assembly process begins.

8.Assembly process

The prefabricated house is assembled by a professional team. No help from you is required. Part of the assembly fee is paid when the team arrives on site, and the remaining amount is paid when the assembly is almost complete. You cover the costs of the team's travel, accommodation and food. The assembly time varies depending on the size of the house. For a house with an area of 90 m², the assembly time is approximately 5-6 days, depending on weather conditions.

8.Assembly process

Materials included in the prefabricated house: Light steel load-bearing profiles, walls, roofing materials, PVC joinery, external steel door, interior doors, cables and pipes for electrical installation, electrical switches and sockets, lighting lamps and automatic fuses.

Our installation team will install the walls, roofing materials, gutters, PVC windows, doors and electrical installation, delivering the property to you in the condition shown in the photos.

10.Tasks that are your responsibility

Floor screed, parquet, ceramic tiles, kitchen cabinets, painting, applying silicone sealant, and plastering are your responsibility.
